What will be required from you, as the homeowner?

Each lender has their own set of requirements to complete this process, in general they require the following:

  • Two (2) years worth of tax returns
  • Your W-2's or 1099's
  • The last two months worth of paycheck stubs
  • Two (2) through Six (6) months bank statements
  • A Hardship letter
  • Financial statement form - listing monthly expenses and income
  • Listing agreement from a Real Estate Company (We will provide this)
  • Sale/Purchase contract from a buyer

Along with the Lender requirement to process the short sale paperwork, you will also be required to:

  • Keep the Utilities on during this process - Yes, you can remain in the house
  • Maintain the property in showing condition - It's in your best interested to find suitable buyers for the property.
  • Allow Real Estate agents to show the property
  • Contact us with any changes or notices from your lender - we ask you refrain from speaking to the lender while we are negotiating the short sale.
