When you have an executed offer (signed real estate purchase/sale contact), you will need a Real Estate Attorney or Title Company to continue the home buying process.
In Broward County, the buyer has the right to choose the Real Estate lawyer or title company of their choice to close the Real Estate purchase.This entity can also hold you escrow deposit or earnest money deposit, along with making sure you have a clear title on the home you are buying.
The Real Estate attorney or title company will get a pay-off from the seller’s lender, and ensure you are getting a clear deed and title to your new home.
There are a few other things they are responsible for:
- Obtain a property survey
- Review to ensure there are no clouds on title
- Check for liens on the home
- Get Closing instruction from your lender
- Prepare all the closing documents
- Collect and disperse the funds
- Record all document with the Clerk of Courts
But we are not there yet, we still have to make sure this home will pass professional home inspections.
